Watercolor on toned paper, 8 and a half by 11 inches. This design is a classic "storybook cottage" influenced by American homes of this style built in the 1920's and 1930's. Full plans are not developed yet. My watercolor technique is dense and in some ways, influenced by American and European impressionism, as well as English 19th century watercolors. The English were the masters of such subjects, of course, painting REAL cottages that were old and in disrepair, and were often torn down some time after a painting was made. I use very small brushes, and only limited broad washes. A strong underdrawing in gray tones is of great importance in these types of paintings. Enjoy!

I'd love to see this design with a first floor master.  We'll be empty nesters before too many years and are wanting to build something less than 1500 square feet starting in Feb. 2015.  A matching, detached garage would be nice, too!

A plan based on this is already done for another client, but we have designed it for over 3000 SF. This particular plan has a small secondary master ste on the right, main master on second floor overlooking rear yard. And yes, garage is linked to house on the left. 1500 SF is very small by modern standards. You'd be talking about a very small master ste on the right, and one small bedroom on the left, both to the front, with kitchen and dining to the left rear, great rm in center rear, and master bath and closet on the right rear. Existing plans could be re-drawn. Just a warning: this is expensive construction! Cost per square feet would start at $150/SF, and could be closer to $200 or more, depending on area of country you are in, full basement or not, and many other variables.

Yes I've been trying to imagine how a garage & mudroom would be work on the right side with a driveway to the side.  I would love see your rough draft floor plan.

I love the gentle roof lines and warm inviting feel of your drawing. Really a warm beautiful looking home. I've been coming back to take a look and wondering how or where a garage could be incorporated.  I would love see how this exterior elevation flows into the interior spaces.  Thanks for the inspirations.

Garage in back, accessed by rear alley, or possibly driveway to side goes to back. I have a rough plan. It could also be re-arranged as a lengthwise house, garage on on right side, connected by mudroom/laundry facility.

Could you share you draft floor plan for #345?  We are planning on building a new home and love your work.  We have a beautiful midwest northshore lot that is flat and apprx 102 wide X 160 deep. We can see a design #345 there but we need a 1st floor bedroom and garage. Love your designs. Thanks

I have a better idea. Since the plan isn't finished, and since you're actually planning on building a home, why don't we adapt this sketch to your actual needs and desires? Are you North of Chicago? The lot size sounds okay. Let's discuss a business arrangement. My prices are extremely reasonable. I need more information about the project, such as budget, bedrooms required, other rooms desired or not desired, basement or not, etc. Also, do you have a builder yet?
